NEW COURSE DEVELOPMENT - Construction Management

As Construction Managers, PERSIMMON works to provide the construction industry with innovative solutions that are more flexible and tailored to the Owner's individual requirements. The traditional Owner-Architect-Contractor relationship, although appropriate in many instances, is not always the most effective method in the golf, resort and recreation industry, which involves a great deal of artistic and creative influence.
As a result, construction management arrangements provide the Owner with options that can provide many of the following advantages:
Construction Management (CM) is based on a fixed fee for managing the project, with possible incentives for providing the Owner with savings. The CM fee is significantly less than the mark-up charged by the General Contractor.

• CM works strictly in the best interest of the Owner and is not motivated by earning a profit or mark-up on trades and suppliers as is the case with a general contractor.

• The CM arrangement sets in place a productive and non-confrontational relationship between the Owner, Architect and Construction Team, which allows for the quick resolution of problems or changes that occur in the field.

• The CM allows flexibility with respect to utilizing local trades and suppliers and also allows the Owner to be involved with this decision. Using the lowest priced sub-trade or supplier is not always the best decision.

• CM sets up a direct interaction between the Owner's Operational Staff and the Trades and Suppliers, thus helping to ensure a much more effective after sales service relationship.

• CM arrangement encourages a more effective interface between all phases of the project and typically may include civil municipal work, building construction and landscape.

Regardless of the scope of work or the size of the project, PERSIMMON will provide the Owner with a strong method of accountability, aggressive problem solving, contract administration, budget tracking and up-to-date scheduling.
